Regional economies have their own sensibilities, and Bangor Maine is no different.  Regardless of the magnitude of the contextual economy, Ervin Architecture approaches commercial design with similar sensibilities.

As a starting point, Ervin Architecture is happy to help its Commercial clients evaluate new build sites and review the state of existing buildings as possible locations to design and build the next phase of their business’ growth in Bangor Maine.

As a rule, Bangor Maine, despite its economic strengths, does hold a significant inventory of existing buildings that are in need of improvements.  The majority of these improvements are EBC (Existing Building Code) and Life Safety Code (NFPA) improvements, ADA (Americans with Disabilities Act) requirements, and IECC (International Energy Code Requirements).  These improvements can be costly, and often are trade-offs purchasing buildings that have incredible historical character that are in prime central locations.

Undeveloped sites do exist within Bangor proper, and the primary drivers on cost always happen to be the recipe of on-grid vs. off-grid infrastructure.  Is the site in proximity to city services such as trash pick-up, sewer/water hook-up, and other important considerations?  Or will a septic system need to be installed, a well dug, or other considerations?

Great commercial design may address improved functional requirements that make interactions between employees more productive, or may address improved customer relations and brand recognition, or may improve the efficiency of singular tasks within the profit system of the business.  Ervin Architecture has a strong track record of deftly handling these contributing variables and producing strong improvements to a variety of revenue models in Bangor.

The City of Bangor does have an increasing amount of oversight, as do most municipalities in the Greater Bangor Region, and wield code requirements that can impeded permitting, and more likely, construction.  Understanding shoreland zoning, FAR (floor to area ratios, town buffer requirements, and a whole host of state and local requirements as they relate to a residential build is why hiring an architect is essential if you are building a home in the Bangor Maine region.
